What is a Real Estate Appraisal?An appraisal consists of three parts: the research, home inspection, and the analysis of data into a conclusion of Market Value. Most people are only familiar with the part where the appraiser normally spends thirty minutes to an hour viewing the home. The research prior to the inspection is an integral part of the appraisal process. Typically, I may have two to three hours invested into the appraisal before I leave my office for the inspection. When I call the home owner to set the appointment, I want to get a detailed description of the home I am about to see. With a general description I turn to several of my data sources and gather all relative market information. This includes the property information from the property appraiser's office, plat maps of the township range and section, along with closed sale, and active and pending listings of competitive homes, Viewing the property to be appraised is a continuation of the information gathering process. I normally follow this process:
At this point, I rarely have a clear idea as to what the home is worth. I begin to analyze all the data I have collected. I talk to the listing agents about each sale in order to determine seller/ buyer motivation, concessions that may not be apparent, factors that were considered in arriving at the sale price, physical characteristics of the home, and any thing else that is relevant. I chose the best sales, the sales that are most similar and most current, compare them against the subject, and reconcile all the similarities and differences into a final value conclusion. The value conclusion is an opinion of the most probable selling price, where the property would be exposed on the open market, both buyer and seller are typically informed and motivated, and the price is unaffected by special financing amounts, costs or credits. It very well may not be the contract price, the number the borrower wants, or the amount needed to make "the deal work". The market value has been derived from the market.
